Thanks to its exclusive system, you will not pay any advance on commission or any administration fees.
- For real estate searches :
The tariff of fees is expressed as a percentage.
The fees amount to 4% including tax and apply to the net seller purchase price (in euros) of the coveted property, whatever it is (apartment, house, land, building or exceptional property),
excluding acquisition costs ("notary fees") and any other additional costs.
They are the responsibility of the purchasing customers and will be due, in their entirety, if only the purchase is concluded on the day of the signing of the authentic deed at the notary.
- Regarding real estate sales :
The tariff of fees is expressed as a percentage.
The fees amount to 5% including tax of the net selling price (in euros) excluding acquisition costs ("notary fees") and any other additional costs.
They are the responsibility of the selling customers (or buyers to be defined) and will be paid, in full, on the day of the signing of the authentic deed at the notary.

The fees (commission / remuneration of the real estate agent) relate to the exclusive contracts signed between the clients and SARL L'Intermédiaire Immobilier for:
Important information :
The acquisition costs ("notary fees") correspond in the old between 7 and 8% of the value of the property, against 2 to 3% in the new and relate to: the emoluments of the notary, disbursements and taxes.
They will be added to the fees of the SARL L'Intermédiaire Immobilier as well as to other additional costs related to the various transactions.
The commission, of the SARL L'Intermédiaire Immobilier, will be paid, in full, at the end of the transactions, at the time of the signature of the notarial deed at the notary's office, i.e.:
The Real Estate Intermediary;
No negotiation, arrangement, development, postponement or reduction in prices may be made to the fees of SARL L'Intermédiaire Immobilier.
The current VAT rate is 20%. This rate is subject to change in accordance with tax regulations.
Information on the fees and services of the Real Estate Intermediary
The exclusive mandate has the advantage, from every point of view, of being able to carry out more effective research or sales.
Important information:
Before concluding a contract, the professional / service provider must inform the consumer of certain points of the commitment offered to him. This obligation of pre-contractual information allows the consumer to make a commitment in full knowledge of the facts.
For this, you will be given a pre-contractual information form before signing any mandate.
In order to prove that you have obtained this form beforehand, you will be asked to sign a certificate.
Depending on your real estate project, you can use several mandates.
SARL L'Intermédiaire Immobilier only works with exclusive mandates.
The exclusive mandate, whatever it is, is a contract signed (before the performance of the services offered to customers) between a buyer or a seller, and a real estate professional.
The signature of an exclusive contract, will attribute total exclusivity to the manager of SARL L'Intermédiaire Immobilier,
to carry out a real estate transaction (search or sale) on behalf of its clients for the duration of the contract. (See details in the exclusive contracts signed)
A visit voucher will be established at each start of the visit then dated, signed and completed by the potential buyers and by the customers who have mandated L'Intermédiaire Immobilier for real estate searches in order to prove the visits carried out with them and thus demonstrate the role of intermediary, and the execution of services, of SARL L'Intermédiaire Immobilier.
- For property searches :
Fees are expressed as a percentage.
They amount to 4% including tax and apply to the net seller purchase price (in euros) of the coveted property, whatever it may be:
excluding acquisition costs ("notary fees") and any other costs. (*)
They are the responsibility of the purchasing customers and will be due, in their entirety, if only the purchase is concluded on the day of the signing of the authentic deed at the notary.
All the services provided by L'Intermédiaire Immobilier will be notified in the exclusive mandate, once you have entrusted an exclusive search, by signing the exclusive search mandate.
(*) Indeed, the commission, of SARL L'Intermédiaire Immobilier, is not the only expense to be foreseen and to be borne by potential buyers when buying real estate.
Any additional sums that you will have to pay, on the day of signing the preliminary contract (promise or sales agreement), will be:
Delivered to the notary, at the time of signing the preliminary contract (promise or sales agreement) or at a later date if fixed by both parties.
It is customary to generally pay an amount of 5 to 10% of the sale price.
It is a kind of deposit or "capital allowance" which aims to secure the sale.
The payment of this deposit is also called the sequestrian.
This sum paid will be blocked by the notary with whom you will have signed the preliminary contract on an escrow account until the day of the signature of the final deed, and will then be deducted from the purchase price.
This account is opened at the Caisse des dépôts et consignation and is specially dedicated to this type of payment and does not generate any interest for the benefit of the notarial office or the real estate agent.
Recall
As part of an exclusive research mandate, a single professional has full exclusivity to materialize
your project real estate purchase. SARL L'Intermédiaire Immobilier will therefore be the only one authorized to search, select and find the best offers of real estate for its buying clients.
This contract obliges the purchasers to have recourse, only, to this Real Estate Hunter who has been mandated and cannot therefore entrust searches for real estate to any other real estate agency.
They will also not be able to do their own research and buy directly from an individual throughout the term of the mandate.

They are the responsibility of the selling customers (or buyers to be defined) and will be paid, in full, on the day of the signing of the authentic deed at the notary.
All the services provided by L'Intermédiaire Immobilier will be notified in the exclusive mandate, once you have entrusted an exclusive sale, by signing the exclusive sales mandate.
(*) The additional costs to be considered for the owners, in the context of a real estate sale, will be, in particular:
mortgage);
in progress and property tax (divided pro rata temporis between the seller and the buyer). For the works already voted on which have been the subject of specific calls for funds, they will be at the total expense of the sellers;
will apply (depending on the duration of ownership of the property);
real estate of 20% (only concerns properties less than 5 years old) that you can pass on to the sale price.
A sale under exclusive mandate generally takes place more quickly than that for a simple mandate.
Selling a property under an exclusive contract generally takes 3 months, whereas for a simple mandate this period can extend up to 6 months or more!
Recall
The exclusive sales mandate is the contract by which the owners of a property agree to be bound
to a single agency, and entrust it with carrying out the sale of the latter, in exchange for remuneration (payment of fees or commission as a percentage of the net selling price), on the day of the signing of the authentic deed at the notary.
Following this contract, the SARL L'Intermédiaire Immobilier, will obtain full exclusivity for the sale of the property, which means that it will be the only professional on the real estate market, authorized to offer the property for sale.
The selling owners will have to conclude the sale only by its intermediary and will therefore not be able to call on other real estate agencies and will not have to be tempted to sell their property, by their own means, directly from private individuals to private individuals and this during all the term of office.
